“Flexible Terms” and “Contract Assignment” – Ejar’s Latest Services

The Real Estate General Authority (REGA) announced a series of updates and additional services introduced to the “Ejar” platform, including “flexible terms” for rental contracts, allowing durations ranging from a single day to more than 30 years. Another key feature is the “contract assignment” service, which enables tenants to transfer the remaining term of a residential rental contract to another tenant without the need to terminate the existing contract and create a new one.
REGA explained the possibility of documenting rental contracts of both types, commercial and residential, with flexible terms, while the contract, whether residential or commercial, maintains most privileges of contracts documented in the Electronic Network for Rental Services. It also showed the possibility of benefiting from the "contract assignment" service, and all rental parties can view the request status in addition to taking all procedures between the original tenant, lessor, and new tenant within the "Ejar" platform.
REGA emphasized that the value-added services offered by Ejar enhance the reliability of real estate transactions in the Kingdom of Saudi Arabia. The platform provides all stakeholders in the real estate rental sector—tenants, landlords, and licensed real estate brokers—with a high level of transparency, offering features such as: verification of documents and title deeds, validation of contract party information through integration with partner government entities, interaction with real estate brokers licensed by the Real Estate General Authority, contract authentication via digital channels and approval through the Ministry of Justice, access to the rental index, use of multiple electronic payment channels including “Mada,” “SADAD,” and “Apple Pay” to document and confirm financial payments, and integration with real estate platforms. These measures streamline the rental process, safeguard the rights of all parties before and during the rental journey, and contribute to creating a more attractive investment environment.
Regarding the “contract assignment” service, REGA clarified that all parties to the rental contract (landlord, tenant, and new tenant) are responsible for verifying the accuracy of all related information. Implementation of the service requires parties to formally acknowledge the accuracy of the contract’s details, review all clauses of the rental contract being assigned, agree to abide by them, and confirm that the fee for contract authentication in Ejar—after completing the assignment procedures with all parties’ approval—is non-refundable.
REGA also highlighted that it has previously introduced a range of enhancements and new services for the “Ejar” platform. These include diversifying electronic payment channels, launching the rental behavior service, enabling security deposit preservation, introducing contractual status registration, providing a handover and delivery service for rental units through Ejar, linking water bills to rental contracts, and launching the rental index to help users identify average rental values for both residential and commercial properties. Other improvements include the ongoing development of core network services, such as contract authentication and renewal, payment flexibility, registration of real estate brokerage establishments, contract management, and more.
