The documentation is linked to the rental contract registered in Ejar and is completed using electronic forms agreed upon by all parties within seven (7) days from the contract’s start and end dates.

Check-in/Check-out Procedure:

The landlord/tenant logs in to Ejar or accesses the link sent at the beginning of the contract.
Filling out the check-in/check-out form.
Documenting the property's condition in the rental contract.

A registered and documented contract in Ejar is required.

What is the purpose of the electronic check-in and check-out service?

The purpose is to document the condition of the rental unit during check-in and check-out electronically, in a simplified manner, to ensure the rights of all parties.

Access is available via text messages, by logging into the contracts list and selecting the required contract, or by visiting the specific contract page.

When are the notification messages for using the service sent?

They are sent on the first day of the contract's start, and the form can be completed within 7 days. Notifications are also sent at the end of the contract, with a 7-day window for completion.

What are the conditions for using the electronic check-in service for the unit?

A documented contract in Ejar is required.

Can the electronic check-out forms be completed or reviewed through the Ejar platform?

Yes, the check-in and check-out forms can be reviewed by the other party before approval. They can also be accessed during the contract's validity period.

Can the broker or tenant fill out the electronic check-in and check-out form?

No, only the landlord and tenant can do so.

What happens if there is a registered representative for the landlord or tenant in the contract?

In this case, the landlord/tenant can view the form but cannot take action on it. The landlord’s representative is allowed to fill out the check-in and check-out form, while the tenant’s representative can approve it.

Can the landlord modify the electronic check-in and check-out form after it is sent to the tenant for approval?

No, the form cannot be modified after it has been sent.

Can the tenant return the electronic check-in and check-out form to the landlord for modifications and re-submission?

No, if the tenant has comments, they can note them in the form and then approve or reject it.

Which mobile number is used to send the verification code (OTP) when the landlord sends the form or when the tenant approves it?

The mobile number registered in Absher.

What is the time frame for completing the electronic check-in and check-out form?

- Check-in service: Within 7 days from contract documentation. - Check-out service: Within 7 days after the contract ends. It is recommended to complete the form as soon as possible to safeguard the rights of all parties.
