Comparing Average Rental Values at Neighborhood Level – Key New Features of the Rental Index

Sunday, 18 September 2022

Ejar Network announced the launch of a package of enhancements to the Rental Index on the Sakani platform, which include comparison between average rental values for units across a group of neighborhoods, identifying price ranges for residential units, and searching for neighborhoods containing residential units within a price range specified by the beneficiary. This initiative comes as part of efforts to enhance the sustainability of the real estate market and raise its efficiency, in line with the targets of the Housing Program, one of the Kingdom’s Vision 2030 initiatives.

The Ejar Network clarified in its statement today that the new development of the Rental Index service on the Sakani platform is designed to increase transparency and organization in both the residential and commercial rental sectors. It contributes to improving the effectiveness of the real estate market and stimulating investment by offering new opportunities based on accurate and clear indicators, derived from the data and search results provided by the Rental Index. It also enables beneficiaries across all regions of the Kingdom to access average property rental values, thereby supporting the development of the real estate sector and enhancing its overall efficiency.

The network added: “With this new development of the Rental Index, users can view the number of rental transactions on residential and commercial units in a specific neighborhood within a defined period, review average rental values, identify the price ranges for residential transactions, and view them in chart form. Users can also access the list of accredited real estate brokers in each neighborhood.”

The update also introduced the “comparison” feature, which allows beneficiaries to compare average rental values for residential units in multiple neighborhoods within a single city, pinpoint their locations, and access the results through interactive maps and charts. Additionally, the “smart search” feature enables users to set their desired price range for residential units in a specific city, making it possible to explore neighborhoods and their locations within the specified price range.

This development is an extension of the first phase of the Rental Index and its objectives, which focus on enhancing the efficiency of the Kingdom’s real estate rental market and improving transparency levels. It also supports a range of services targeting landlords, tenants, real estate brokers, and investors, building on several initiatives previously launched by the Ejar Network to elevate and improve the rental environment in the Kingdom. The initiative aims to meet the needs of both citizens and beneficiaries, strengthen the network’s regulatory role, and provide greater access to market data.
