Ejar Launches New Electronic Services and Solutions to Reduce Direct Contact

Ejar program affiliated with the Ministry of Housing launched a number of electronic solutions aimed at ensuring the continuity of the rental process and facilitating its procedures, in addition to contributing to reducing direct interaction between its parties (landlord, real estate broker, tenant), as part of efforts to limit the spread of the coronavirus.

Nahar Al Al-Sheikh, General Supervisor of Real Estate Regulation at the Ministry of Housing, clarified that the continued development of the Electronic Rental Services Network reflects the Ministry of Housing’s commitment, represented by Ejar program, to facilitating rental procedures, documenting them, and enhancing confidence among the parties involved, while meeting the requirements of the real estate rental sector. He added that all these electronic solutions, along with other services provided by the Electronic Rental Services Network, help in completing rental procedures and transactions remotely between all parties in less time and with less effort, which effectively contributes to limiting the spread of the coronavirus and reducing direct interaction between rental process parties.

Al Al-Sheikh praised the awareness level of rental process parties and their cooperation with government entities, highlighting their keenness to adopt electronic tools and solutions that enable the execution of services remotely, especially during this period when the nation requires the sincere cooperation of all.

In its statement, Ejar program announced its continuation in providing remote services to beneficiaries in the real estate rental sector, taking advantage of its diverse solutions and options available around the clock through its electronic network. Since March 15, the program has recorded more than 60,500 residential rental contracts and over 4,000 commercial rental contracts.

As part of its efforts to reduce direct interaction, the Ejar program launched the "Payment Channel Change" service, which enables rental process parties to modify the designated rental payment channel in registered contracts. Payments previously specified in cash and paper currency can now be changed to electronic payment channels, including the SADAD service. The program also developed the receipt voucher issuance feature, enabling landlords to issue electronic receipt vouchers for tenants through their accounts in the Ejar network. Additionally, it enhanced the mechanism for issuing receipt vouchers between landlords and real estate brokers and introduced a feature for settling rental payments that had already been completed before contract registration in the network, applicable to both residential and commercial contracts.

In line with meeting the needs of rental process parties and real estate users, and after activating the service for commercial rental contracts, Ejar activated the "Flexible Payments" service for residential rental contracts through the Electronic Rental Services Network. This service allows for rental payments to be scheduled in unequal values, either by setting a fixed amount for each period or dividing payments by percentages, provided that the total matches the overall contract value. The system also provides the ability to set issuance dates for each invoice, whether during the conclusion of a new contract or during re-conclusion.

As part of its ongoing efforts to streamline and improve the rental process, Ejar introduced the "Contract Re-Conclusion" service, allowing for the re-conclusion of expired or nearly expired rental contracts. This procedure only requires updating some necessary data, such as the start and end dates of the contract, the payment channel, the payment cycle, the annual rental amount, and activating the automatic renewal option, along with other essential details. Contracts that have expired or are due to expire within 60 days under fixed-term arrangements can be re-concluded, either through a real estate broker or directly between landlords and tenants.
